Ten Time Saving Tips
The Community Development Department is currently experiencing low staffing levels due to budget constraints; however, "Getting our Customers to Success" remains a priority. While we recommend that you allow yourself additional time when you visit our permit counter, we recognize the value of your time and would like to do everything possible to reduce your wait. Below you will find some tips for reducing the amount of time it will take at the counter and minimizing repeat trips.

- Download your application and have it completed before you come. This will help ensure that you bring all required documents with you on your visit. Get a Form...
- Know who you need to see. Most construction projects require the approval of the Planning Division before they can be submitted for a Building Permit. Exceptions include minor permits (reroofs and residential plumbing, mechanical, and electrical work) and interior remodels for residential structures. Code Enforcement and Dangerous Building cases are handled by staff specific to these cases. A Building or Planning staff member will not be able to help with these types of projects.
- Ask for help. Sometimes a project is just too big for you to handle on your own. Don't be afraid to seek help from a professional who has done this before. It can save you time and money in the long run.
- View the status of your application and view property details online. See your Status...
- Make sure that you do your research. This checklist will help you identify common concerns. View Checklist...
- Bring pictures. Pictures can help you explain your project and make sure that you receive accurate answers. View guildines for photographing your project...
- Bring the correct number of copies with you:
Residential Building Review: Provide 2 copies of the drawings and 2 copies of all supporting documents. Also provide an 11 X 17 copy of the site plan and floor plan.
Commercial Building Review (New Structure): Provide 7 copies of the drawing and 2 copies of all supporting documents.
Commercial Building Review (Addition, Remodel, or TI): Provide 5 copies of the drawings and 2 copies of all supporting documents.
Commercial Building Review (Fire Systems): Provide 3 copies of the drawings and 3 copies of all supporting documents.
- E-mail us your planning and zoning questions at planning@cityofsacramento.org. Email us your plan review and inspection questions at ezpermit@cityofsacramento.org.
- Visit the counter in the morning. Afternoon wait times tend to be longer.
- Bring in proof of property ownership. A copy of the Deed of Trust is recommended. If you are doing the work for someone else, bring in a signed letter of authorization. This letter should include your name, the date, the project address, a description of the project, a description of the functions you will be performing on behalf of the owner, and the signature of the property owner.
